Real estate marketing in Salt Lake City: using the Board, the MLS and Utah's ad rules

This guide is for a licensed agent or a small team working Salt Lake County, from the Avenues and Sugar House out to West Jordan and Draper. It covers the tools the Salt Lake Board of Realtors gives you, the timing rule that starts when you put a sign in the yard, the Utah rules on whose listings you can advertise, and what local ads cost.

Quick answer

Salt Lake County agents get the most from what is already set up locally: the Salt Lake Board of Realtors' market numbers for neighborhood content, its Thursday Real-Tours to show a listing to other agents, and its $10,000 American Dream Grant to bring in first-time buyers. Once a yard sign, flyer or social post goes up, NAR's Clear Cooperation Policy gives you one business day to put the listing in the MLS, which here is UtahRealEstate.com. Utah's rules also require your brokerage name on every ad and written consent from the owner and the listing broker before you advertise a home you did not list.

  • Salt Lake County single-family median: $645,000 in Q2 2026, per the Board.
  • A yard sign or social post starts a one-business-day clock to enter the listing in the MLS.
  • Advertising another brokerage's listing needs written consent from the owner and that broker.

What the Salt Lake County market looks like this year

The Salt Lake Board of Realtors' July 2026 report put the county's single-family median at $645,000 for the second quarter, up 4.88 percent from a year earlier and the highest quarterly median on record. Sales rose to 2,334 homes from 2,231. Condos sold 862 units at a median of $417,900, down 2.81 percent. Average days on market went from 45 to 48, and new listings across all housing types were up 3.56 percent.

Homes are taking longer to sell, so a seller interviewing agents in Millcreek or Sandy will ask what you will actually do to market the house. Have the answer on paper: the photos, where the listing goes, which Thursday it tours, and when the sign goes up. The same report listed The Avenues (84103) at a $956,450 median and Emigration Canyon (84108) at $990,000, so on the east bench a seller expects a plan to match the price.

Turn the Board's numbers into neighborhood pages

The Board publishes a monthly housing stats report and a quarterly release with county and ZIP figures, linked from the home page of slrealtors.com.

Write one page on your website for each area you really sell in: Sugar House, the Avenues, Rose Park, Holladay, West Jordan. Put the latest Board figure for that ZIP at the top with the month and the source, then what you saw on your own showings and closings there. Update it when the next report comes out. A Sugar House seller who searches what their house is worth finds a page with this quarter's number and your name on it.

The one-business-day rule starts with the yard sign

UtahRealEstate.com is the MLS for Salt Lake County, and the Board is its largest shareholder. NAR's Clear Cooperation Policy says that within one business day of marketing a property to the public, the listing broker has to submit the listing to the MLS. NAR's definition of public marketing names flyers in windows and yard signs, along with public websites. Its consumer guide gives a For Sale sign and a social media post as examples.

So a "coming soon" post on Instagram for a bungalow in Sugar House, or a sign planted a week early, starts that clock. Plan the sign, the post and the MLS entry for the same day.

Since March 2025, NAR has also let sellers choose two exempt options. A delayed marketing listing goes into the MLS where other agents can see it, but stays out of IDX and syndication sites for a period each MLS sets. An office exclusive is filed with the MLS but not shown to other agents and not marketed publicly. Both need the seller's signed disclosure that they are giving up immediate public marketing. Check UtahRealEstate.com's current rules for its delay period before you offer either one to a seller.

Put a listing on Salt Lake Real-Tours

The Board runs Real-Tours on Thursdays, where agents drive caravans of 5 to 7 listings grouped by location. The pre-tour meeting is at 9 a.m. at the Realtor Campus in Sandy, and someone has to attend in person or the listing comes off its caravan. In fall and winter there is one East tour and one West tour a month, split by I-15.

To get a home on tour it has to be active on UtahRealEstate.com when you register, and registration closes at noon the Wednesday before, earlier if the tour fills. A listing can tour once every six months, so pick the week the house looks best, usually right after it goes live. No open house is required, and the Real-Tours page lists no fee. Every agent in the caravan walks through the house in person, so they can describe it to their own buyers that afternoon.

The American Dream Grant as a reason to call first-time buyers

The Board's Charity Committee gives $10,000 American Dream Grants for a down payment or closing costs. The money goes to the title company and is not repaid, with no lien on the home. Three grants are drawn at random at each drawing. The next is November 18, and applications close at noon on November 17.

The buyer's Realtor has to be a Board member. The buyer cannot have owned a home in the last three years, needs a credit score above 620 and household income of $141,400 or less, has to be pre-qualified and live in the home, and must close within 90 days of the award.

That is a real reason to post, email renters on your list, and talk to the loan officers you work with. Say plainly that it is a drawing for three grants. Don't promise anyone $10,000.

Utah ad rules beyond the brokerage name

Most agents know that every Utah ad has to show their brokerage. The Division of Real Estate's rules go further, and several of them catch agents who market other people's listings or pay for referrals. This is a summary of the rules as published in October 2026, not legal advice. Ask your principal broker about a specific ad.

  • Brokerage name. Utah Admin. Code R162-2f-401h requires the brokerage name, as it appears in Division records, clearly shown in every ad. A short online ad can link straight to a page that shows it. Teams follow the same rules as one agent.
  • Someone else's listing. R162-2f-401b(1)(q) bars advertising a property without written consent from the owners and, if it is listed, from the listing broker. Running Facebook ads on another brokerage's listing in Daybreak to collect buyer leads needs both.
  • Price. You cannot advertise a home at a lower price than it is listed for without the seller's written consent.
  • Signs. No sign on a property without the owner's written consent.
  • Referral gifts. You cannot pay an unlicensed person for referrals. You can give an individual a gift worth $250 or less to thank them for an unsolicited referral that led to a transaction.
  • Guaranteed sale offers. An ad for a guaranteed sale plan has to say that costs and conditions may apply and how to reach you for the disclosures. Radio and TV ads have to say whether conditions and limitations apply.
  • Fair housing. Utah Code 57-21-5 bars any ad that shows a preference based on race, color, religion, sex, national origin, familial status, source of income, disability, sexual orientation or gender identity. Describe the house, not the buyer.

Facebook ads on a Salt Lake listing

Meta puts listing ads and ads for your services in the Housing category. In the US that means ages 18 to 65+, no gender choice, a radius of at least 15 miles around any city or pin, no ZIP codes or excluded areas, and no lookalike audiences. A pin on a Rose Park listing will reach people across the valley.

So the ad has to sort the audience itself. Lead with the neighborhood and the main fact: "Liberty Wells, 3 bedrooms, detached garage, on tour Thursday." Use the listing photos and the brokerage name. If you would rather hand ads to someone, see our list of social media agencies in Salt Lake City.

Postcards and our newsletter

A just-listed or just-sold postcard is the oldest farming tool, and EDDM makes it cheap. Mailing 1,000 homes on the routes around a listing in Millcreek costs $260 in postage before printing. Put the brokerage name on the card, the Board's latest number for that ZIP, and your phone number. Do it every quarter for the same routes.

We publish The Salt Lake Valley, a free newsletter for Salt Lake County, and we sell ads in it, so weigh this with that in mind. It had 2,470 subscribers on October 30, 2026. The Closer plan is $149 a month, Neighbor is $179 a month, and Local Favorite is $539 a month. A Featured Event is $59 once, and a Local Directory listing is $49 a month. The plans are on our advertise page. It is a small list next to the MLS and Zillow.

A 30-day plan for a Salt Lake agent

Start with what costs nothing, then add one paid channel and count what it brings in. If you need a business license for a home office or a new team, our Salt Lake City business license guide covers which office handles your address.

  • Check that every profile, sign template and email signature shows your brokerage name as the Division lists it.
  • Write a page for each neighborhood you sell in, with the Board's latest number and the date.
  • On your next listing, put the sign, the post and the MLS entry on the same day, and register it for the next Real-Tour.
  • Get written consent before you advertise any listing that is not yours.
  • Tell the first-time buyers on your list about the November 18 grant drawing.
  • Run one mailer or one ad for a month with its own phone number before you add a second.

Common questions

Can I post a coming soon listing in Salt Lake City before it is in the MLS?
A public post or yard sign counts as public marketing under NAR's Clear Cooperation Policy, and the listing has to be submitted to the MLS within one business day. A seller can choose a delayed marketing listing with a signed disclosure, and UtahRealEstate.com sets how long the delay can last.
Can I run ads on another brokerage's listing in Utah?
Only with written consent from the owners and the listing broker, under Utah Admin. Code R162-2f-401b. You also cannot advertise it below the listed price without the seller's written consent.
How do I get my listing on a Salt Lake Board of Realtors tour?
The home has to be active on UtahRealEstate.com. Register by noon the Wednesday before the Thursday tour, and you or a Realtor representative must attend the 9 a.m. pre-tour meeting in Sandy. A listing can tour once every six months.
Can I give a past client a gift for a referral in Utah?
Yes, if it is worth $250 or less, the referral was unsolicited and it led to a transaction. You cannot pay an unlicensed person a finder's fee.
What is the median home price in Salt Lake County?
The Salt Lake Board of Realtors reported a single-family median of $645,000 for the second quarter of 2026, up 4.88 percent from a year earlier. Condos had a median of $417,900.
